T-Locks Are Getting Replaced For FREE!
If you have a T-Lock shingle roof which is damaged, you may qualify for a new roof under the terms of your insurance policy.
Thousands of Colorado homeowners currently have a discontinued roofing product system called T-Lock. T-Lock product is no longer available and no longer manufactured because of this T-Lock can not be spot repaired. Since T-Lock roofs can’t be repaired, we have been helping homeowners obtain new roofs through their insurance companies. T-Lock roofs have a distinct look and can be identified by their individual “T” shaped shingle as shown in the pictures and diagrams.
Diamond Exteriors is experienced at helping homeowners with T-Lock product. The amount of Hail Damage required qualifying for a new roof is minimal due to the nature of the situation with T-Locks.
A recent conversation with an insurance adjuster on a T-Lock inspection…
After 10 minutes on the roof he came back down and said “the insurance company would be buying a new roof.” The adjuster explained that “normally the roof would be repaired. But this house, like many others in Denver, has T-lock shingles. When they were installed, T-lock shingles were considered state-of-the-art for high-wind-prone areas. But shingle technology has changed; T-lock shingles aren’t made anymore, so they can’t be repaired.” “The insurance company,” he said, “was obligated to replace the roof.”
A brief history on T-Lock…
T-lock shingles have fallen from common use in recent years. They were configured to self-lock into each other using lateral tabs and slots, like a 3-tab with ears that could be inserted behind the tab to either side. T-Locks have been widely believed to be more wind-resistant than seal-down shingles because of the overlap system, but they are frequently assigned the same tested wind-resistance rating as a 3-tab or architectural shingle of the same warranty period.
Three reasons T-Lock shingles are no longer made:
- These T-lock type shingles are time consuming compared to installation of conventional three-tab shingles that do not require a locking operation.
- Appearance
- Cost
Home inspectors for insurance underwriters are being instructed to report the presence of T-Lock shingles as a major insurance hazard. Some companies may cancel or deny coverage if this type of shingle exists on the roof.
